Open Question
Hi, I'm home owner of a unit of Esta. I notice the $psf difference between Esta and Seaview is quite huge. Besides the location, is there any other reason their unit are prefered?Although avg psf for Esta ard $870+ but those posted in the ad are way abv so what are the range of psf I should be looking at if I were to sell my unit? (Not subsale nor tenanted, currently owner occupied) Thanks for taking interest in my question and appreciate any reply.

Dear Chris,
to cut the chase, stack 5,6,7,8,11, 18 and 19 high floor units should be able to fetch between $900 and $1100 psf.
Chris, for a more accurate assessment i have to go down to take a look at your unit itself; no obligations just buy me coffee.
call me @ 9889-0022 when you are ready to sell and buy me the coffee
i will tell you a little more of CMA (comparative market analysia) of seaview, one amber and silversea as against your esteemed Esta!

Hi Chris,

You may find this response abrupt coming after more than 2 years after your query. My writing to you is according to my action plans for 2012 to revisit all my past clients and query posted on this forum to see if there is anything I maybe able to assist in.

With the new government measures introduced to curb the escalation of property prices, should there be any assistance you may require in real estate, feel free to call me for a non-obligatory discussion.

Hi,

To get the actual value of ure apt, it's best you do a bank value. I'll be glad to assist you on this.

Next you can ask for the price and i'll market the property for you.

Thank you.

Hi Chris,

A better way is to get a bank indication on your unit. From there, you can decide on the asking price. I will be glad to assist you in this area.

Please feel free to drop me an email or call me directly for further discussion.

Thanks & Best Regards
