I currently owned a private condo unit in Holland Hill (D10), tenanted till Oct 09' and planing to put up for sales. What would be a realistic psf based on the current market situation?

Dear Tan,
Based on the transacted prices for Holland Hill were at $ 1100-1300 psf.The price depends on the condition of the condo.Investors want to know the return for their investment whether the unit is tenanted.

mkt average now is abt 1100psf. with the slow down, u may not get 1100psf. if u are making a profit, my advice is to liquidate. i will not promise u the sky but will help u sell at best possible price. i do not like to give u a dream and not fullfill it.

Hi Mr Tan,
If you want to sell your unit at Holland Hill It depends on how much you tenanted your unit? Investors or buyers will want to look into the rental annual yield. Call me or drop me an email if you need futher clarification.

The past 3 transacted price for Holland Hill (Dec-Mar08) were at average $1100psf. Since your unit is tenanted, your selling price will also depend on how much you tenanted since investors will want to look into the rental yield annually.

Hi Mr Tan..honestly market has slowen down due to the drop of the economy. but no matter what it is,me as an agent,obviously i will market your property for the best price,whereby take it for the latest transaction,it was goin $1100-$1300 psf,..it also depends to certain things like selling with tenancy could be a possible reason to market higher or lower. a draft will be shown to you,on what basis i could market it..if i could be given the chance to show u,..and from advice,its then your choice to decide..
