Hi, I am looking for a flat in Jurong West area either 4 or 5 room, preferably near Jurong Point or Pioneer MRT. COV must be negotiable and under 10k. Is it possible in the current market? Thanks.

Hi Roy..

Most of the sellers in the market right now are pricing their houses at very high COV.. As sellers always wanted to sell high, and buyers to buy as low as possible..

As a buyer.. whenever you go around shopping for your dream home, there are few questions you need to ask yourself..

1. Do you like the house?
2. Do you see the value in it?(Meaning are you willing the pay a Premium over the Value?)
3. Is it within your budget?

And if you have budget constraint,

1. Do you want to settle for low floor instead of high floor?
2. Do you mind corridor instead of corner unit?
3. Do you mind to look at units on sale that are further away from the amenities/facilities/MRT etc?

In this current market, it takes both sellers and buyers hands to clap in order to secure a deal.
