There are 11 4 room transaction in the month of Dec 2012. The transaction price is between $461k to $516k and the COV average about $30k.

You may want to take this as a guide.

Thanks for post in PropertyGuru.

Currently the calling prices for 4 room flats in Tampines St 71 is around $480K to $520K. Being in close proximity to the Central definitely puts us in good advantage. Of course a valuation will still need to be done and that will also determine our selling price. I have just transacted 2 units in Tampines St 21 and Tampines St 21.

Of course other than the selling price, we will also need to discuss on other issues such as your next housing plan so that we can plan the time schedule so as to facilitate the next housing plan. We will also need to calculate the sales proceeds from the sale of your current house so that you can make a more informed decision of your next move.

If you are fine, probably we can arrange for a non obligatory meet up so that we can discuss all the above mentioned in details. I can also share with you how I can help you to market the property and how we can work together to make this a good sale. Anyway you would also wanna meet the person who might be helping you right?

My advise is to do a actual valuation and then decide on your COV. I had help seller with their transaction in Tampines/Pasir Ris.

Hi Sisi,

In order to know the valuation of a HDB property, a valuation is required. What Mike and Shawn has mentioned is an estimation of the valuation and COV. I am sure that this is not your only concern and you could probably be asking more questions for example, what is the procedures like and what is to be expected during the entire process.

I always advise my clients to not look so much into the past transacted prices of the estate as they are only history. They can be a general guide but always bear in mind that there are no 2 identical units therefore your unit's condition could be way better than those already transacted or in the market.

Tampines has all along been highly sought after estate as it is the only housing estate in the east with 3 major shopping malls in the central, and with the upcoming MRT stations around coming up, it is going to be an even better proposition for prospective buyers looking in this estate. I am living in Tampines estate and am proud to be here.
