I am currently staying in a resale 5 room HDB flat in Sembawang. Thinking of relocating to somewhere more central eg AMK or Sengkang and make a profit from this move.
Would it be better for me to downgrade to a 4 room resale flat, or buy a BTO? Many thanks to answering the question.

It is better to buy a BTO as the current price in Sengkang & Ang mo Kio 4rm flat have gone up a lot & your would not make much money if you downgrade.

If you are staying at 350-354 your valuation will be 430-480k. Recently just sold 4room at 357 val is 375k. blk 466 there 4room is already 395k-420k.

The current market value of your unit is around $400k to $450k, with COV asking of around $30k to $65k. The actual selling price would depend on your unit's location, facing, level, area size and condition.
The current value of 4 room flat in AMK is around $400k to $500k, with COV asking of $40k to $60k. As for Sengkang, the current value of $450k to $510k, with COV asking of $30k to $50k.
With the figures given, to make profit from your sales against your purchase, it would depend on how much loan you can get, your income status and how much CPF you have.

Hi all, many thanks for your kind advise. So if I were to get a BTO, what are the issues I need to look out for? My current Sembawang resale unit is my first flat. I think I am still eligible for the BTO. I heard there are some levy if I sell my resale unit, but am unclear about it. Any advise would be much appreciated.
