You will have to see whether you intend to purchase for tenancy or resale. I recommend Woodsgrove Estate (Landed) because the rental demand is high due to it's location besides the Singapore American School. The American School has already been fully packed till an extent that they are only accepting American Citizens at the moment.
There are bungalows,semi-Ds & terraces available. Range from 1.1 million for terraces to over 4 million for bungalows.

Hi Investor,
I would definetly say Bukit Timah.As mass market condo are already hovering aroung $750psf,newer launches are even higher.
Bukit Timah has not yet appreciated in terms of value if you do a comparison on the last cycle.
The Raintree-99year condo just Top in Bukit Timah.It is only averaging $750.
Near top schs and Bukit Timah is a favourite area among expats if you intend to rent your unit in the near future.
I see that there will be capital appreciation and also continuing strong demand for rentals in Bukit Timah.

The Centris is the best catch now as Jurong could be next suburban hot spot. The property market might have slowed in recent months, but for home hunters seeking good-value, long-term investments, there is one suburban estate screaming for attention: Jurong. It is set to become the largest commercial hub outside the Central Business District (CBD) - almost three times the size of Tampines, now Singapore's biggest suburban commercial hub. With or without the newly announced plans, private condos in Jurong - such as Parc Vista, Parc Oasis, The Mayfair and The Lakeshore - have seen price increases of 50 to 60 per cent since 2005. I choose to invest in a home in Jurong, as I know there are big redevelopment plans there.'

Hi Mr Investor,
Naturally, you will receive different opinion with this question because they should only be just opinions to you.
In my opinion, invest in the eastern side Singapore would be a wise choice. Basic reason is - they are fairly cheaper and attractive. Many factors attract buyers to shift attentions toward this region. The demand is going up and will continue so.
Location is just one aspect. You should also be sensitive about Timing. Call me if you like to discuss more details.

Commercial ..ie offices are commanding anything from $8 to $17 psf based on rental yield. Even shophouses are going for $4.50 to $5 based on $1100 to $1300 psf
For residential, i would say its tough to get even $7 psf not to mention $15psf (rental yield).. unless you are smack in downtown in apts eg, $2300psf and above..
For commercial, $2500psf office would get you yields of maybe at least $10 psf...
Therefore make your choice based on whether you are going to look at just capital appreciation or just yield.
