“This DBSS site is likely to be popular with developers and future buyers alike because Sengkang is a rapidly maturing estate”, said Mr. Adam Tan, Corporate Communications Manager at PropNex.
Zoned for public housing, the new DBSS site has a total area of 22,706 sq m and maximum allowable area of 79,471 sq m. It has a lease term of 99 years and can potentially yield up to 790 housing units.
Located within Sengkang Town, the site is near Layar LRT station. It is a short LRT ride from the Sengkang Town Centre, which is home to Sengkang MRT / LRT station, Kopitiam Square, Compass Point Shopping Centre, Sengkang Bus Interchange and the Sengkang Community Hub.
It is also conveniently situated near commercial facilities such as Fernvale Point, Rivervale Mall and Rivervale Plaza, as well as established schools like Nan Chiau High, CHIJ St. Joseph’s Convent, Pei Hwa Secondary School and Fernvale Primary School.
Mr. Tan noted that in particular, “DBSS flats will present the sandwich group with increased housing options, which will also help ease the demand of public housing as the sandwich group do not have to compete with households earning less than S$8,000 for resale flats.”
“Based on the last DBSS site which was released in May, we expect the site to be sold at between S$650-750 per sq ft per plot ratio (psf ppr).”
Meanwhile, HDB said it plans to launch sites for around 4,000 DBSS flats this year, which will supplement the 25,000 build-to-order (BTO) flats and the 1,000 balance flats to be launched this year.
To date, two DBSS sites in Clementi and Pasir Ris, with a total of 1,230 units, have already been sold.
