The HDB has launched a land parcel at Upper Serangoon Road for sale by public tender under the Design, Build and Sell Scheme (DBSS).
It has a total site area of 20,000 sq m and a maximum allowable gross floor area of 70,000 sq m with a plot ratio of 3.5. It is proposed for public housing development which could yield up to 630 HDB flats with a leasehold period of 103 years.
Under the DBSS scheme, developers enjoy the flexibility in designing, pricing and selling the project. Upon completion, the developer will hand over the entire project to HDB for lease administration and to the Town Council for maintenance of the common areas.
The land parcel at Upper Serangoon Road is located opposite Punggol Park, with nearby residential development projects like Rio Vista and The Florida. It is also located within the proximity of several food, entertainment and shopping amenities such as the Hougang Plaza, Kang Kar Mall and Hougang Mall, as well as being served by major expressways including the Tampines, Kallang Paya Lebar and Central Expressways (TPE/KPE/CTE).
The tender for the site will close on November 30.
Additionally, the HDB said it will release another DBSS site located at Yuan Ching Road/Corporation Drive next month. It is expected to yield up to 580 residential units.
