In line with OSK Property Holdings Berhad’s (OSKP) signature development called Mirage by the lake, the developer’s Public Relations & Communications personnel Emily Cheng Siow Chun expresses to HomeGuru her confidence on the rise of Cyberjaya where the project is located.

Q. Tell us about OSKP’s Mirage by the lake. How does this project set itself apart from other developments in the vicinity?

A. Mirage by the lake was conceptualised when we were looking for a parcel of land to build a signature project of ours. For some time, we had been looking for this particular plot of raw land in Cyberjaya called Perdana Lakeview West, which we eventually acquired.

The surrounding area of this land is really beautiful; it sits 20 minutes from the KL city centre, has a serene lake view frontage with a majestic hill behind, of which is regarded highly in terms of Chinese fengshui beliefs.
What we felt could make a difference is the curvatures incorporated- structures within Mirage by the lake are noticeably curvy. Additionally, other elements that complement this architecture concept include its facilities and landscaping. What is different with the Mirage is our entrance statement; we wanted to create a truly unique one thus we made an arch that is not typically angular but is instead in line with the general development’s architecture with curvesand plant creepers on the arch to make it green and natural, boasting an organic look resembling the form of an animal.

Amenities within Mirage by the lake include three swimming pools, one of which is a round saltwater swimming pool that can be accessed by walking through a small ‘jungle’, giving the feel of a wetland experience. Serious swimmers can opt for a proper lap pool while children also have their own designated kids’ pool.

Meanwhile, the SKYgarden at the top of the condominium- are available for private function and parties while recreational facilities include a multi-purpose hall, library, dedicated areas for residents to engage their own chefs and caterers and a convenience store.

Sporting amenities within Mirage by the lake are a SKYgym- also atop the condominium, and tennis, squash and badminton courts as well as a steam room and sauna.

Q. What type of units are available within Mirage by the lake and what are their features?

A. The development sits on a total of 12.14-acres of land comprising 68 villas and 430 condominium units.  As not all villas have a view of the PutrajayaLake apart from the link villas towards the outer boundaries, we decided to build our own man-made lakes in the development surrounding the villas.

Meanwhile, all condo blocks will have an unobstructed view with all of their units built above the landed villas. This piece of land in Cyberjaya where Mirage by the lake is sits on the highest point of Perdana Lakeview West and concordant to this, we constructed retaining walls to create a feeling that it’s a fortress when you drive around the boundaries of this development; you feel the element of curiosity of what is inside the enclosure for those not living inside, while a feeling of exclusivity reigns supreme for those who do have a home within it.

Q. What are the gross development value (GDV) and expected yields from sales/rentals of this project?

A. The GDV of Mirage by the lake is RM400 million. In terms of expected yields, we are looking at a conservative figure of 30% and 7-8% for appreciation and rental respectively.

The first phase of Mirage by the lake has been fully sold and we have just begun to launch Phase 2 on a per block basis, which is for preview purposes. Its official launch will be when our show village is ready in the first quarter this year and the total completion of this project is by 2014.

Q. Who is the target market for this project?

A. Mirage by the lake is suitable for the upper-mid to the high management segment, mostly consisting of upgraders from Puchong, Seri Kembangan, Bukit Jalil, etc. Additionally, expatriates would be very interested in this development because as it is, there are a lot of expats working in Putrajaya and Cyberjaya staying in the KLCC area because there is a lack of accommodation in Cyberjaya suitable for expats such as those with open spaces, big unit sizes, luscious landscaping and a natural lake and mountain view.

Q. How does OSKP expect to overcome the still-pervasive stigma of Cyberjaya being a somewhat remote location?

A. I think there are now a lot of investors and home buyers that recognise that Cyberjaya is a totally different animal today. The last two years have seen the beginning of the rise of Cyberjaya, which has of course been helped tremendously by the Maju Expressway.

There is definitely a stigma to the name as it was the same case with Bandar Baru Sungai Buloh before its name was changed to Kota Damansara. Similarly, once people have been exposed to the highway accessibility of Cyberjaya as well as the superb infrastructure within the city, they would recognise that not many cities are as well-planned.

With an aesthetically-pleasing mountain range backdrop and beautiful landscaping, coupled with spill-over from neighbouring satellite cities like Puchong, Serdang and Seri Kembangan, OSKP is very confident of the boom of Cyberjaya.

Q. What is coming up for OSKP? Any particular focuses for 2012, i.e. residential, commercial?

A. With the current success that Mirage by the lake is seeing, OSKP bought another piece of land in September 2011 in Cyberjaya, which is a much bigger project of mixed development. We call it Pan’gaea, after the name of the super continent before the continents broke apart. This name itself is an inspiration to build an integrated mini city within Cyberjaya. The development will comprise service apartments, boutique shop offices, a resort hotel, street malls and a shopping mall. We will begin its preview within Q1 of 2012.

This year, we also will have about six projects to be launched: two will be in Sungai Buloh while two of which will be within Pan’gaea. Additionally, we will continue to launch new phases of landed properties within existing townships in Seremban and Sungai Petani. In short, 2012 for OSKP will be much focused on developments around the Klang Valley.
