Not long ago, I received an email from a reader (via the Editor of PropertyGuru) who stated that my article entitled HDB Record Price was misleading. He cited that I did not factor some considerations; hence my IRR (Internal Rate of Returns) and NPV (Net Present Value) calculations were wrong. I replied and explained that the aim of the article was not to discuss the calculation of NPV and IRR in great detail. Instead, the key message was to advise readers against profiting from the property boom through HDB flats as HDB flats should be primarily for accommodation.
At this point, let me reassure you that I do read your comments with interest. Since I started writing for PropertyGuru, I have received quite a bit of feedback and questions on the statistics and methodology behind some of my analysis. For example, what is the Ascendant Assets Indicator and how does it work, what are the considerations for my NPV and IRR calculation, etc.
As blogs are meant to be succinct, I have refrained from going into lengthy discussions in my regular write-ups. However, I will be sharing all the “gory” details in my second book entitled Buy Right Property: Taking the R.I.G.H.T. Investment Approach to Property Investing in Singapore that will be launched in September 2010. Besides covering the statistical portion, I will also be addressing the following questions:
- Do private properties or HDB flats make better investments?
- Do residential properties or non-residential properties (e.g. commercial and industrial properties) make better investments?
- Where are the profitable districts in Singapore?
- Do property prices regress to the mean (and how does it affect your property investments)?
- Do interest rates affect property prices?
- Does the number of marriages affect property prices?
- Is there a lead-lag relationship between the property and stock market?
- Does age affect property prices?
- Does tenure (freehold or leasehold) affect property prices?
Through this book, it will help you understand how I view the Singapore property market and hopefully you will better understand the logic behind some of my blogs in future. More importantly, I hope the book will address some of the common questions that property investors face so as to help them avoid costly mistakes. So watch this space for more details.

Yeah,REAL transactions (like case studies) would be great. What went wrong with the transactions, best practices, etc. It will be a good read.
